K2 Development

Market Center, in the heart of Downtown Redding, might not be K2 Development Companies’ first project, but it could be its most significant.

The mixed-use development has completely transformed the look of downtown Redding with 82 high-end residential units above street-level restaurants and shopping – all steps from the renewal taking place.

“There is a lot of interest in the revitalization of Downtown Redding,” say Allen and Daniel Knott, owners of K2 Development Companies. “Downtown is in the beginning stages of a total renaissance. Our cultural identity and place on the California map is being formed right before our eyes.”

And the Market Center is its bright new face. With artfully designed balconies, patios and arcade spaces, the look is fresh, modern and inviting. There’s a fitness center, views aplenty and the apartments are top-notch with quartz countertops and luxury vinyl plank flooring. A high-efficiency HVAC system keeps residents comfortable and the complex embraces the future with rooftop solar panels.

And it’s in the middle of everything that makes Redding great. You’re minutes from Redding’s extensive bike and hiking trails as well as steps from dining and world-class entertainment at the Cascade Theatre.

“We employ a very intentional strategy to our selection of great commercial tenants for our new downtown commercial spaces. We have hired top-tier consultants to ensure that the mix of businesses we are bringing into the downtown core will make downtown a hit with local residents and tourists,” the Knotts say. “We plan to contribute to the growth of downtown Redding for many years to come. For us, it is not about filling space. It is essential to find commercial operators that share the same passion for breathing new life into Redding’s downtown.”

The brothers have been developing real estate projects over the past 20 years that work to enhance the quality of life in the North State. Their investments and projects range from single-family homes to midsize and large multi-family complexes, mid-size commercial, office and warehouse spaces.

“K2’s main mission is to bring families and the community together through new housing and commercial retail opportunities,” they say. “K2 remains steadfastly dedicated to supporting the downtown community as it transitions into an energetic and vibrant economic future.”

And to celebrate not only the Market Center project, but the resurgence in downtown, Daniel said the Market Center Steam Whistle was a perfect bridge from Redding’s past to its future.

“Redding is a hardworking industrial city with a longstanding history in the wood products and steel sectors,” he says. “What is a common theme in these industries? Every day, a steam whistle will signal the end of a shift – a time where hard work ends and where enjoyment of the fruits of one’s labor can begin.”

Thus, the 5 p.m. Friday Steam Whistle was born to signal the end of the work week and the advent of the weekend. “The sound of the whistle will be harmonious and energetic and will reflect the presence of our deep industrial grit,” Knott says.
